Maineland has a comprehensive flood information and compliance program coordinated with all the requirements of the National Flood Insurance Reform Act of 1994. This law states that lenders must obtain a flood certification any time they originate, extend, renew or increase a loan secured by a building or mobile home. It also applies to personal property which secures such loans.

Our expertise provides lenders and servicers accurate economical data and the assurance of full compliance with the current regulations. All Maineland determinations are based upon our proven hands on methodology. Each request is validated against several data sources for accuracy to include tax maps, plat maps, street maps and when completed in concert with an appraisal, we actually inspect the property. Each property is located in the controlling document, Federal Emergency Management Agency (FEMA) flood map. If a property is partially located within a Special Flood Hazard Area (SFHA), Maineland will base the flood insurance purchase requirement status on the exact location of the insurable improvements.

You will receive a Flood Determination Report detailing all information necessary to be in full compliance with current federal regulation: to include, community name, panel number and copy of the appropriate panel, which Flood Zone, the Base Flood elevation if listed, and the flood determination.

If signed by the borrower and held in the lenders file, it fulfills the borrowers notification of the federal regulations, panel, community participation status and number.

Structure Certification
The lender is only required to have the borrower purchase flood insurance if any portion of any structure securing the loan is built upon a flood hazard area. Many vendors are unable to provide partial determinations whereby a portion of the site but not the improvements are located within the flood hazard area. By selecting Maineland and in conjunction with our Appraisal inspection, we can provide a Structure Certificate for properties located within dual zones. If a flood determination is completed as an independent act, we can provide the same service if the request is accompanied by a site survey.

Borrower Flood Notice
Per NFIRA, the lender is obligated to give timely or proper borrower flood notice. There are numerous regulations which provide a sample borrower flood notice. Maineland prepares the borrower's flood notice in conjunction with the completed flood request form.

Life of Loan Coverage
NFIRA makes it essential that lenders maintain the current flood hazard status of the property for life of the loan. Maineland assures compliance with these requirements and safeguards your portfolio from potential expense and liability. Thousands of FEMA panels are revised annually. Any changes in flood hazard status can expose loans in your portfolio to noncompliance. In the event that the community ceases participation in the National Flood Insurance Prograrn, flood insurance policies can lapse. Flood map revisions and community participation status require constant monitoring to ensure that your portfolio is never compromised. Maineland's Life of Loan Service guarantees that you will receive notice of any changes within 60 days.
